A few tens of metres from the villa is the 'Sentiero della Bonifica' (Land Reclamation Path), an interesting pedestrian-cycling route that connects Arezzo to Chiusi along the Canale Maestro della Chiana. The route is quite flat and therefore suitable for walks and cycling for the whole family. For nature lovers and birdwatchers, on the other hand, there is the Montepulciano Oasis just 10 minutes away.
It won't be difficult to make families with children or groups of friends happy in such a beautiful location, combining interesting day trips with relaxing days around the large private swimming pool (size m. 6x12, depth m. 1.00-1.60 - open from 01st May to 30th September) with solarium equipped with sun beds, tables, chairs and umbrellas. Casa La Primula is a farmhouse situated on the border between Tuscany and Umbria, in an extremely panoramic position with an evocative view of Pierle Castle, an ancient fortress of feudal origin, which makes it as if suspended in time. It takes a little effort to get up here, the 2.5 km road is almost all unpaved and very steep (not recommended for sports cars), but once on spot you will be rewarded with true peace in the middle of nature and above all with an exceptional view. When you want to emerge from your refuge, about 5 km away you will find the villages of Mercatale, in Tuscany, and Lisciano Niccone, in Umbria. We recommend a day trip to the characteristic Cortona, which can be reached in about 20 minutes by car.
In the gazebo in the garden you can dine in front of the sunset; for your barbecues or pizzas in company there are also a barbecue and a wood-burning oven. The fence makes the house ideal for a holiday with your four-legged friends (extra charge could be required). For both of you there is plenty of space in the green and the possibility, for those who love trekking, of long walks along the numerous paths in the woods. Similarly, once you have reached Cortona, the splendid towns and cities of southern Tuscany will open up for you to discover. This space is furnished with a sitting area, for an aperitif in front of the sunset, and with a table, chairs and barbecue for your outdoor family dinners or barbecues on cool summer evenings.
The villa is divided into two independent apartments, one of which is inhabited by the owner.
The characteristic village of San Feliciano is 1.5 km away and can be reached by a short walk. Here you will find small shops for basic necessities, but above all you will have the opportunity to have lunch or dinner along the lake, with Isola Polvese as a backdrop. In Magione, about 5 km away, you will find supermarkets and shops of all kinds, and in Corciano a large shopping centre.
Lake Trasimeno, with its small towns, water sports opportunities and equipped beaches, is waiting to be discovered. In a little more than an hour you can make the complete tour by car, or better still enjoy a boat trip to Isola Maggiore, with its small fishing village, an activity that is also perfect for your children.
The large swimming pool will be at your disposal (size 12x6 m, depth 0.60-2 - open from 01st June to 30 September); occasionally it is also used by the owner who will be, albeit very discreetly, an excellent point of reference in case of need. You will have your own private space for your car within the fully fenced property, where even your small four-legged friends will be welcome.
The house is comfortable, furnished with particular taste by the owner with local antiques, has a large living room with sofas and an antique fireplace, two comfortable double bedrooms and a smaller one perfect for a child.
Certainly, in addition to the proximity to important centres such as Perugia, Arezzo and Siena, which you can visit with convenient day trips, in our opinion the highlight of the villa is the view from the house and its outdoor space. Developed in Italy, this model revitalizes once-abandoned villages by blending comfort with local tradition in a truly immersive experience- in fact the "borgo" is a shared community between locals that live here permanently, and travelers that was born in the late 1980's.

Outdoors
The 1,100 sq m park of Villa Irma is laid out in a revisited Baroque style, with large areas of lawn interspersed with sandstone, grit, and gravel paving. Majestic larches and cypresses provide generous natural shade, while viburnums, rose bushes, hydrangeas, and hibiscus add colour and fragrance throughout the seasons. A large Baroque fountain featuring horses and shells welcomes guests at the main entrance, and stone statues are thoughtfully integrated throughout the grounds, lending the garden an impressive and distinguished character. The entire property is fully enclosed: along the sides bordering neighbouring buildings, a perimeter wall is softened by bamboo plants and vines, while the sides facing the road and avenue are bordered by railings and hedges of young red robin photinias, typical of noble residences. From the road, an automatic entrance gate leads to a stabilised white gravel driveway connecting to the parking area. A separate pedestrian gate opens onto the tree-lined avenue that links the villa to the spa along a pleasant walk through the residential area of Cafaggio.
The swimming pool is situated on the same level as the ground floor, approximately 30 metres away, reached via the gravel driveway and lawn and then up a few stone steps. The rectangular pool measures 5 x 10 metres, with a depth ranging from 1.50 to 2.20 metres. It features a marble grit edge, sand-coloured PVC lining, chlorine purification, a metal ladder, and 6 Roman steps for water access. The pool can be heated on request and is open from the last Saturday in April to the first Saturday in October. The non-slip stone-paved solarium is equipped with umbrellas, sunbeds, and a solar shower. Adjacent to the pool, a romantic gazebo in stone and wisteria with wrought iron furnishings and an outdoor lounge with armchairs and sofas invite guests to relax in a secluded and picturesque setting. Both the pool and solarium are equipped with lighting, and piped music enhances the atmosphere of this outdoor retreat.
The external dining area, connected directly to the interior dining room and therefore conveniently close to the kitchen, is set up with umbrellas, a barbecue, and a dining table, making it an ideal space for alfresco meals. Please note that the property photographs were taken in spring during the flowering season, and the appearance of the garden, including the grass colour and blossoming, may differ at the time of your arrival.
Unit Layout
Villa Irma accommodates up to 10 guests across 5 bedrooms and 3 bathrooms, distributed over 3 floors connected by an internal staircase. From the garden with the large fountain, the main entrance opens into a reception area with the staircase leading to the upper floors. On one side, this area connects to the living room, and on the other to a hallway with a secondary entrance, a guest bathroom, and an auxiliary kitchen with a service area.
The living room, equipped with a Smart, Satellite, and Sky TV, features 3 independent exits into the garden, both on the fountain side and on the pool side, and leads through to the dining room, which in turn connects to the main kitchen. The main kitchen, designed for show cooking, is linked to the fully equipped auxiliary kitchen, which includes an American fridge and a pantry wall. The rooms on the ground floor are arranged in a circular path, allowing for easy and efficient circulation throughout the space.
The first floor is entirely dedicated to the sleeping area. It comprises 1 double bedroom with an ensuite bathroom with shower, and 4 further double bedrooms served by 2 additional bathrooms with shower, all accessible from the corridor. Each bedroom on this floor is equipped with air conditioning and a Smart TV.
The second floor houses a large multipurpose room featuring a billiard table, living areas, a Smart TV, a fully equipped bar, a dining table, a guest bathroom, and 2 portable air conditioners. The volterrane flooring on this floor evokes the style of the large ornamental fireplace, while white herringbone boiserie on the walls harmonises with the slightly sloping ceiling. All fireplaces throughout Villa Irma are ornamental.

Uncovered parking for up to 4 cars is available on site, near the laundry room. The pedestrian gate opens onto the tree-lined avenue connecting the villa to the spa, just a short walk away.
Pets are accepted at Villa Irma subject to prior authorisation by the owner. Guests must communicate the number, size, and breed of their animals before arrival. A mandatory extra cleaning fee applies in the event of animals staying at the property.
Heating is available from November through May. Pool heating is available on request and the pool is open from the last Saturday in April to the first Saturday in October.
