Het chalet "La Spiaggia" ligt aan de oevers van het Trasimenosemeer in Magione, Italië, en biedt een uitzonderlijke vakantieervaring voor wie comfort, privacy en direct toegang tot het water zoekt. Het vrijstaande chalet werd in 2024 volledig gerenoveerd en combineert moderne afwerkingen met een gastvrije sfeer. De accommodatie beschikt over een ruime privétuin van 2.500 vierkante meter. Het ligt in het Umbrische lakelandschap.
Buitenruimtes
Het chalet heeft een privéstrand op slechts 10 meter afstand, met directe toegang tot het kalme water van het Trasimenosemeer. De uitgebreide privétuin van 2.500 vierkante meter is voorzien van tuinmeubilair en biedt comfortabele ruimtes voor buitendinen, zonnebaden en ontspanning in een rustige omgeving.

Het chalet werd in 2024 volledig gerenoveerd. Het is een vrijstaand pand dat volledige privacy biedt. Wi-Fi is beschikbaar tijdens het verblijf; er is een parkeerplaats ter plaatse. Een auto wordt aanbevolen om de omgeving optimaal te verkennen en nabijgelegen dorpen en attracties gemakkelijk te bereiken. Het pand accepteert geen jeugdgroepen.

Its cobbled lanes, noble palaces, panoramic viewpoints across the Valdichiana to Lake Trasimeno, its churches and numerous monuments are all not to be missed. You will spend lazy days, strolling around while eating an ice cream, immersed in an atmosphere of ancient times. We advise you not to miss out on a few evenings in the numerous typical restaurants in the historic centre, you absolutely must try the Tuscan cuisine and the many delicacies it offers!
The owners of the house have carefully restored it with absolute respect for the old architectural features: the wooden beams, ceilings, fixtures and terracotta floors are those of yesteryear. Colours, decorations, finishing works and furnishings are perfectly in tune with the characteristics of the house, a perfect rustic style to take you back in time.
In front of the house, there is a large green area at your disposal, a gazebo with garden furniture ideal for enjoying outdoor dining in harmony with the landscape below and the lights in the distance. The beautiful town of Cortona, with its stone alleys, Rugapiana and the Church of Santa Margherita, and the medieval town of Castiglion Fiorentino are both about 15 km away and have all the necessary shops and services. Casetta i Ciliegi can be reached via a scenic mountain road that is partly unpaved (about 4 km), not recommended for sports cars. Especially the first time it may be a little difficult, but once you get there you will understand that it is worth making a little effort to admire such a beautiful view. La Casa nel Borgo is located in the ancient hamlet of Cantalena Alta and is now part of an almost completely restored rural complex consisting of 6 small houses, where efforts have been made to keep alive the ancient traditions and times gone by, using stone in the restoration along with original reclaimed materials.
A road that climbs through green woods and breathtaking views will lead you to La Casa nel Borgo. The first time it may seem a little challenging, but as soon as you arrive at your destination you will be rewarded with absolute peace, stunning views, unspoilt spaces and unforgettable sunsets. The place is your paradise if you are a nature lover, surrounded by cool green forests and inhabited by local wildlife. It is not difficult, on summer evenings, to come across friendly hares, porcupines, roe deer or fallow deer.
The small hamlet has a beautiful panoramic swimming pool (10x5 mt, depth 1.20-1.60 mt - open from 17 May to 27 September) completely fenced and with a Roman steps, which is about 100 metres from your house and in common use with the other guests. In the solarium you will have your own private area with 4 sun beds and a sun umbrella, where you can spend your lazy days by the pool. The house also has a private, shaded area with a table and chairs, where you can enjoy your meals in the peace of the cobbled alley.
The house is equipped with all the necessary comforts, furnished in rustic style, reminiscent of the rural homes of our grandparents, the beamed ceilings (the size of some of the doors are quite small), the terracotta floors, the old marble sink... we can assure you that spending your holiday here will be a real plunge into the past!
The little house, in our opinion, is ideal for couples, even with children; if you wish to get away from it all, it will become your favourite place, you will only be disturbed by birdsong, and in the morning you will wake up to a wonderful view to greet you. At Casa nel Borgo quiet, tranquillity and the slow, lazy flow of the days will be the watchwords of your holiday. The nearest shops are in Castiglion Fiorentino, about 15 km away. And about 9 km away, in the lttle village of Santa Cristina, you will find a small grocery shop and a Tuscan restaurant. Castiglion Fiorentino is a town that, in addition to having all the necessary services, will invite you to spend pleasant evenings, in a typical restaurant, in a bar for an aperitif, or simply strolling through the alleys and small lovely squares. Villa Cecilia is an old farmhouse dating back to before 1800. You will find it perched on a hill in the heart of the Valdichiana, about 4 km from Castiglion Fiorentino, a characteristic village where you will find shops, restaurants, supermarkets and all necessities.
The farmhouse has been recently and carefully restored under the careful guidance of the owners, who strongly wished to maintain its ancient origins and characteristics. The original terracotta tiled floors, the high ceilings with wooden beams, all coordinated with quality furnishings, with fine antiques, are a perfect match for the characteristics of the villa. You will feel a sense of warmth at the villa, you will feel welcomed and pampered, perfectly in harmony with your surroundings.
The history of the farmhouse is also fascinating. In ancient times, the Valdichiana was a swamp and before the land reclamation took place, its waters lapped the land of the property and just a few steps from the house there was a small harbour for boats that connected by water to the surrounding villages.
Today the villa is part of a farm that includes vineyards, cereal crops, farmyard animals and beautiful horses. About 1 km away, at the owners' residence, you will be able to enjoy the organic produce from their vegetable garden free of charge. Their paddocks, should you travel with your horses, will be at your disposal (service available for a fee).
Around the villa, you will enjoy a large, completely fenced green space perfect for your morning or evening walks even with your four-legged friends. Inside the park there is also a woodland path (approx. 500 m) where you can relax, walk and organise cool snacks.
For your days at home, there is a beautiful infinity swimming pool (size 6x12 m, depth 1.35 m - open from 01 May to 30 September), with a Roman staircase, bicycles at your disposal, a beautiful porch well equipped with outdoor furniture, where you can enjoy a book or an aperitif in company, the barbecue for your cookouts and also games for your children. From the village of Castiglion Fiorentino, with its shops and services, following the suggestive road that crosses the entire Val di Chio and climbs the wooded hills and represent the natural border between Tuscany and Umbria, you will arrive at a small cluster of houses set on the slopes of the hill and overlooking a beautiful wooded landscape. The last stretch of road, about 200 m, is unpaved and sloping. La Casa del Nonno is a small, old stone house that is part of this original rural settlement once inhabited by farming families. Here you will find guaranteed peace; lazy summer days by the pool and in the solarium enjoying the sun, without hearing any noise except those of nature.
A careful renovation has brought La Casa del Nonno back to life. Rustic style furniture, old beams on the ceilings, the old fireplace in the living room, give it a warm atmosphere reminiscent of times gone by, when the house and the open fire were the shelter of the farmers after a hard day's work.
The house will be your own little nest, well-finished, comfortable and cosy and will immediately give you the feeling of being welcome.
In front of the house there is an outdoor area arranged on natural terraces connected by steps, completely fenced and equipped with garden furniture, barbecue and a small house with laundry. For your exclusive use there is also a beautiful swimming pool (size 6x4 m, depth 1.20 m - open from 1 May to 30th September), with a panoramic view and equipped with sunbeds, deckchairs and sunshade.

We find Podere Marcigliano nestled in the green Valdichiana, on a gentle hill at the gates of the town of Cortona, which is a must-visit destination. First with its Etruscan and then Roman reminiscences, the town enjoyed considerable prosperity during the medieval period and from 1411 followed the glorious fortunes of the Granducato di Toscana. Its cobbled alleys that wind their way up the hill, the ancient buildings, squares and churches, will make you fall in love with this small and industrious centre of the Valdichiana of Arezzo area, a memory you will always carry in your heart in the years to come, we are sure!

Podere Marcigliano consists of 2 newly built villas, which nevertheless reflect the architectural characteristics of the farmhouses of the past. In the first building there are 3 apartments (Torreone, Tufa and the first floor owner’s apartment), in the second there are 2 units (Corito and Rugapiana).
Each apartment has a large green area, a beautiful swimming pool (size 7x14 m, depth 1.50 m - open from 17 May to 30 September and fully fenced), a barbecue, a laundry room in common use and children's games, and its own private area equipped with a furnished gazebo for your meals in the open air.
You will find yourself living your stay in contact with nature but still close to the major centres of Tuscany and Umbria. La Gabola is a beautiful farmhouse consisting of an old farmhouse where the owner lives and four independent small houses for guests. It is the ideal place if you wish to spend a relaxing holiday in the midst of the Valdichiana countryside, which offers an infinity of gentle, variable landscapes, and at the same time visit Tuscany and neighbouring Umbria.
You will find the farm at the foot of the rugged hill where the ancient Etruscan town of Cortona rises majestically and will instantly win you over with its old-world atmosphere. In Cortona you can stroll around, enjoy splendid views and visit countless ancient churches, museums and works of art. Don't forget to taste the local cuisine in the typical restaurants in the centre - you won't regret it!
A skilful and careful renovation, carried out with painstaking patience directly by the owner, and a decor in authentic period furniture give the houses a very special charm. You will feel welcomed in a very homely atmosphere that will make you feel at home from the very first moment.
Apartments Sofya and Selene are located in the same building and can be especially recommended for 2 families travelling together. La Gabola, La Gabolina and La Turata, on the other hand, are individual and independent houses, perfect for those who like a little extra privacy.
All around the farm a large green space where each house has its own private corner with a gazebo equipped with table and chairs. This will be your favourite place on warm summer evenings, chatting with friends and a good bottle of red wine.
