Casa La Primula is a farmhouse situated on the border between Tuscany and Umbria, in an extremely panoramic position with an evocative view of Pierle Castle, an ancient fortress of feudal origin, which makes it as if suspended in time. It takes a little effort to get up here, the 2.5 km road is almost all unpaved and very steep (not recommended for sports cars), but once on spot you will be rewarded with true peace in the middle of nature and above all with an exceptional view. When you want to emerge from your refuge, about 5 km away you will find the villages of Mercatale, in Tuscany, and Lisciano Niccone, in Umbria. We recommend a day trip to the characteristic Cortona, which can be reached in about 20 minutes by car.
In the gazebo in the garden you can dine in front of the sunset; for your barbecues or pizzas in company there are also a barbecue and a wood-burning oven. The fence makes the house ideal for a holiday with your four-legged friends (extra charge could be required). For both of you there is plenty of space in the green and the possibility, for those who love trekking, of long walks along the numerous paths in the woods. The swimming pool is private and reserved for your exclusive use (size 5x10 m. - depth 1,20 - 2,30 m., completely fenced - open from 15th May to 30th September).
Besides the view, you'll love the simplicity of Casa La Primula, the rustic Tuscan style furniture and the facilities guarantee all the comforts and at the same time take you back to the rural traditions of times gone by.
You can also ask Mirko, the owner, for a little shopping, and he will make sure you get your favourite food the evening of your arrival. Villa Laconella is located on the south coast of the island of Elba, on the Gulf of Lacona, enclosed in an embrace of Mediterranean scrub where the colours and scents of nature mingle, gifting strong emotions. Its privileged position allows you to reach two of the most beautiful beaches on the island in just a few minutes on foot with a pleasant stroll on a partly-paved and partly-dirt road, accessible from a small gate in the garden: the beach of Lacona which, with its 1200 metres of white sand, is one of the largest beaches on the island and, next to it, the beach of Laconella, also sandy but with a beautiful cove of stones and pebbles on its right. Once past the entrance gate, the naturally shaded drive leads to this house which has been lovingly restored and furnished by three brothers who have personally supervised the internal and external organisation of the areas in order for it to be lived in both inside and outside. Villa Laconella is located on a sloping-down ground and so it has two not communicating floors, a ground floor and a basement floor, both reachable from the external, following the conformation of the terrain on which it is located. The two floors do not communicate with each other, and neither do the three residential units on the upper floor and this is precisely one of the strong points of the house as it offers complete independence to large groups of guests who choose it, though maintaining a natural unity of all spaces, thus making it the ideal solution for groups of large families. The villa is furnished in a modern style, with the prevailing tones of white standing out against the warm colours of the floor and the beige and blue of the details; natural light is the protagonist, entering through the large windows and the French windows. The internal and external areas are equipped with every comfort and it will be surprisingly easy to get used to, and to abandon yourself to, the company of the scents of the garden mingling with the smell of salt and the sound of the sea echoing in the background.

Following the main access driveway, the road gently slopes down to the main entrance located on the lower ground floor. LOWER GROUND FLOOR – Entering from the main entrance, you will find a spacious open-plan living area with an open kitchen, dining table, and sofa; a hallway leads to a bathroom with shower; the sleeping area consists of a bedroom with a bunk bed and a private wardrobe, connecting via a sliding door to the double bedroom (which can also be accessed from the outside through a French door). GROUND FLOOR – From the outdoor area, a few steps lead up to the ground floor (also reachable via a pathway starting from the parking area), which houses three independent, non-communicating residential units, each with its own private entrance. UNIT 1: composed of a living area, a double bedroom, a bathroom with shower, and a small bedroom with a bunk bed. UNIT 2: composed of a living area, a bathroom with shower, and a double bedroom overlooking the rear of the villa (which, if needed, can connect to the small bedroom with bunk beds via an internal door, making these two units adjoining). Park:
The beautiful garden surrounding the property extends over 1000 sq m and is completely fenced and entirely passable. As soon as you pass the main entrance gate you come to the handy parking area where you are immediately immersed in typical Mediterranean scrub. The garden is rich in the classic vegetation of the island of Elba with cork trees, pines and brooms which offer many shaded areas. Among this luxuriant vegetation are local wild brambles, planted in the garden and blending in well with the juniper and rosemary. There are also beds of ornamental plants, as well as various herbs that will give your dishes a Mediterranean flavour. In front of the main entrance of the villa is the tiled outdoor area, with gazebo, table and chairs and equipped with a mobile barbecue and an outdoor stainless steel stove that will welcome the guests to fully enjoy the convivial moments of the table with a background of the sound of the sea nearby. Next to the pool, a flight of stone steps across the garden leads to a small gate leading to the road to the beach of Lacona, just a few hundred metres away and reachable on foot. At the end of the driveway, next to the parking area, is a stone structure with the laundry room, a handy outdoor sink and a shower.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located in front of the external living area and is reached via a tiled path or up a few stone steps from the ground floor. The pool area is bordered by a beautiful classical style colonnade and elegant statues on one side and a low stone wall on the other. The irregular-shaped pool (a rectangle with a rounded side from which Roman steps lead down into the water), measuring 7 x 6.5 m with a constant depth of 1.4 m, is lined in travertine and equipped with salt purification and internal lighting. Surrounding it is the solarium area with travertine paving and furnished with sunbeds while, adjacent to the solarium, under the shade of a beautiful gazebo, is an external seating area with sofas. Next to the pool area is a changing room and an outdoor hot and cold-water shower. The pool is open from the last Saturday of April until the first Saturday in October.

Villa area with large gardens and meadows in the hinterland of Camaiore, after the famous Badia di San Pietro - the simple, ancient church in Camaiore.
Camaiore is a small, lively town with countless bars, restaurants and small shops. The sea is about 6 to 10km away - depending on where you want to go.
Two cars can be parked at the house, the gate is opened manually.

The house has a main entrance and two exits to the garden, a covered veranda with an integrated pizza oven, and a dining table with a barbecue in the garden. At the edge is the approx. 8m long oval pool (chlorine) 1.40m deep, with loungers and chairs. Some fruit trees in the garden.
In addition to many shops with the best range, there are many advantages that can be reached from this Tuscany house with pool - the sea and beach in 20 minutes, the motorway in 1/4 hour, a large shopping center in the same time, cultural cities such as Pisa, Lucca half an hour on the motorway - Pisa has an (international) airport. Florence and Genoa are about 1 hour away.

Galleria di Brolio is an old stone farmhouse whose origins date back to 1800, located between two of the most important towns of the Valdichiana, Castiglion Fiorentino and Foiano, and which is now part of the owners' farm. You will find the farmhouse just a few kilometres from the two towns and in both, as well as various monuments and sites of artistic interest that are definitely worth a visit, you will have shops, restaurants and all kinds of services. The small historic centres of the villages will be a pleasant destination for your aperitifs or dinners at the restaurant.
The farmhouse takes its name from the Galleria di Brolio, a conduit that is still in operation today and is located on the edge of the olive grove. The conduit is part of the canal built between 1932 and 1940 to improve the flow of water towards the Arno, planned by the engineer Vittorio Fossombroni for the reclamation of the valley at the end of the 18th century.
Galleria di Brolio is situated on the edge of a wood of about 20 hectares of oaks and pines used as a hunting reserve for the repopulation of animals; they live here in the utmost freedom and if you love wildlife you will frequently see hares and pheasants running in the olive grove, the vineyard and even in the house lawn.
On the ground floor there is the apartment where the owners live, as well as a cellar and a shed for the farm's agricultural tools, while the first floor is reserved for you. The furnishings are very nice and comfortable, enriched with local antiques, and blend in perfectly with the old features of the house. Not far away, on the other side of the wood, passes the railway line that connects central Italy with the main cities of the peninsula (Florence, Bologna, Rome, Milan), so it will be easy to move around even without a car.
A few metres from the house, surrounded by silver olive trees, you will find a beautiful swimming pool completely fenced and for your exclusive use (size 11x5 m, depth 1.10-1.40 m - open from 01st May to 30th September), together with a gazebo equipped with garden furniture, which will allow you to shelter from the hot summer sun.
There is also a large pergola supplied with wrought iron furniture for eating outside, equipped with a barbecue and a wood-burning oven, for those evenings when you want to enjoy a pizza or a grill “al fresco”.
The owner, on request, will prepare excellent typical Tuscan dinners and pizzas in the wood-fired oven which, we are told by customers who have stayed at the house, are truly delicious.

Angelina (semidetached) is a tasteful holiday home which disposes of a completely fenced garden. The house lies only 1 km from the sea. Restaurants and groceries can be reached easily on foot.
Angelina is located in an residential area of Lido di Camaiore. The guests of Angelina will be able to walk to the main shops, cafes, restaurants, the pinewood and the tennis court (1.7 km).
Viareggio is one of the oldest and most famous seaside resort in Italy. Following the stay of Napoleone’s sister Paolina in 1822, the first beach resorts were born, and now Viareggio has become a modern holiday resort full of shops and boutiques, bars and tourist attraction, with over hundred beach resorts more and more elegant and equipped.
The long sandy beach of Lido di Camaiore with its flat seabed, suitable for children, make it an ideal destination for families, but even for all kind of vacationers which will find here a lot of amusement and relax opportunities.
There is also a free beach close to the canal.
The house can be rented in 2 different versions:
- max number of persons version: 8 persons, i.e. the whole house with total 4 bedrooms is at the guests' disposal.
- max number of persons version: 4 persons, i.e. there are 2 bedrooms at the guests' disposal
The rental price changes due to the number of persons, i.e. two weekly rental prices exist: for max 8 persons and for max 4 persons.
Tips for your holiday:
A stroll by bike in the big pinewood of Ponente, where you will find a lot of children’s play area and refreshment stands, golf court in Pietrasanta, a cocktail at the table of a café along the promenade and after dinner in one of the many night clubs situated in Viareggio as well as in Lido di Camaiore and Forte dei Marmi which are only some of the entertainment possibilities during your stay.
From Viareggio railway station you will get the Parco Nazionale delle Cinque Terre and walk the wonderful “cammino dell’amore”(way of love).
The Parco Nazionale delle Alpi Apuane and art towns as Pietrasanta, Lucca, Pisa and Florence can be reached by car and then be walked. Angelina
